Payment

When we receive your booking, we ask that you confirm your reservation by sending in a deposit.*  Depending on the length of your stay, we ask for 1.2.3 or more nights rent as deposit. When we receive your deposit, we send out a written confirmation.  The confirmation will tell you the balance due and its due date.  The balance will include 7.8% Washington State Sales Tax plus 2% Hotel & Lodgings Tax. When applicable, it will also include discounts and additional fees. Full Payment is due one month prior to arrival."**

*Please understand the we cannot hold specific dates for you indefinitely without a deposit.  Thus, reservations not confirmed with a deposit within seven days of booking may be subject to automatic cancellation.

**full payments more than seven business days delinquent without communication may be considered a cancellation.

Return Policy

Our reservations are on a "first come" basis.  After your reservation is confirmed, others wanting your time are turned down and scheduled around you.  In case of cancellation, your payment, less a $30 fee, will be refunded pending rebooking of your reservation dates. While we make every effort to rebook your dates, please understand that we may not always be able to do so. Therefore, we ask our guests to call with any questions or changes in schedule as soon as possible. 

RATES: 2010

Our rates differ from Cottage to Cottage, Season to Season.  We also have different discount schedules for extended stays (and that changes with the seasons).  Sometimes we have seasonal specials.  Our cottages are priced for two guests and added occupancy may require additional payment.    Complicated, but we think FAIR.  Please call and we would be happy to quote you a price for your special cottage on your specific dates, for the number in your party. 

Cottage Size and Pricing

Our cottages sit alone on their respective properties which represent the very best Orcas Island has to offer.  As such, cottage size has very little to do with our pricing.  Please consider the entire experience and the extent to which we work to ensure your very private space.

Day Dream Farm, Sea Dream, Mariner's Dream Cottages:  $20/Per Guest/Per Night or $50/Per Guest/Per Stay for Extra Guests*

2 Children (Total Age Less than 21) will be calculated as 1 Adult (FAMILY RATE)

*We ask for a linen surcharge of $20 when a 2nd bed is requested by a party of two.

One Night Only Bookings, even if mid-week, will be charged week-end rates.

Pets are welcomed at Isle Dream and Sea Dream Cottages during "Quiet" and "Secret" Seasons ONLY

We ask for $15/Night or $50/Stay for each pet.

"First Come" Booking Policy

If you are celebrating a special occasion or that special honeymoon and know the cottage you want and the specific dates you need, call early, We adhere strictly to the "first come" booking policy. 

Early Booking Policy (Next Calendar Year and Beyond)

To accommodate requests by guests planning weddings, honeymoons and special anniversary celebrations, we accept early bookings for the NEXT calendar year (and sometimes, beyond), when requested. When accepting these bookings, we

ask for a non-refundable deposit of $30.  This will be applied towards the deposit, due January of the reserved year.  However, in case of cancellation, this deposit is kept as cancellation fee.  To qualify, reservations must be for 4 nights or more.

We send "Deposit Request" letters via e-mail (and only e-mail) in early January of the reserved year.  Like all reservations, we ask that you confirm your reservation within seven business days of receiving this notification. While we will make every effort to contact you, please understand that reservations not confirmed with requested deposit within this time frame, without more, may be considered a cancellation and your dates will be made available to WAITING others.   Please Communicate with us if your schedule conflicts with this policy to make alternate arrangements  for payment.

Please understand that we will be turning down others wanting your time (or placing them on waiting list as they request).   Therefore, ,we ask that you call with any questions or with changes in schedule as soon as possible. If you know that the dates no longer work for you, please tell us--please do not wait until January when deposits are due.  It is unfair to others planning their special honeymoon or anniversary celebration to indefinitely keep dates you no longer need.  Also, we frown upon over-booking.  We will be accepting reservations around you.  For example, if you book 5 nights when you only need 4 and we have  already booked the nights around you, we may ask you to cancel your entire reservation rather than to be left with an 'unbookable' one night hole in our schedule.

"Quiet Season" and "Secret Season" (January - April) reservations, even when made the calendar year prior are treated as ordinary bookings and will be processed as they are made.   

*We begin taking ORDINARY Dream and High Season Bookings after the New Year Holidays.
